Assetz Codename Twin Lake City is a planned development at Kalkere, in North East Bengaluru: about 1,200 three and four bedroom homes of 2,090 to 2,844 sq ft on 21 acres, listed from ₹2.82 Cr*. It carries BDA approval, but it is not yet registered with Karnataka RERA. This guide covers the figures buyers search for and what to do while registration is pending.
What is Assetz Twin Lake City?
"Codename" is the working title Assetz uses before a project's brand is revealed, so the final name may differ. What has been indicated so far:

What is the Assetz Twin Lake City price?
The listed starting figure is ₹2.82 Cr*. Stamp duty and registration add roughly 6.6% in Karnataka, which on that figure is about ₹18.6 lakh. We do not publish a per square foot rate, because none has been released for a project that is not yet registered. Ask for the unit wise sheet the moment it exists, and compare it with the sheets of registered projects in our list of Assetz projects by price.
Is Twin Lake City RERA registered?
Not yet. A developer must register a project with Karnataka RERA before advertising or selling it. Until a registration number appears on rera.karnataka.gov.in, do not pay a token, an "expression of interest" cheque or a booking amount. Once a number exists, you can check the completion date, the approved plans and the quarterly updates. Our guide to Assetz launches in 2026 shows which projects registered in May and June and which are still waiting.
Where is Kalkere, and what is nearby?
Kalkere is in North East Bengaluru, near Horamavu. These distances are straight line, from the locality point on our map and not from the exact plot.
| Place | Type | Distance |
|---|---|---|
| Kalkere Park | Park | 0.3 km |
| Kalkere Government High School | School | 0.4 km |
| National Public School Kalkere | School | 0.8 km |
| Saint John's Academy of Management Studies | College | 0.8 km |
| Allday Hypermarket | Shopping | 1.4 km |
| Lake Park | Park | 1.4 km |
| Horamavu Lake Park | Park | 1.5 km |
| Krishnarajapura | Metro | 3.8 km |
| Benniganahalli | Metro | 4.3 km |
Two points stand out. The lakes and parks are close, which fits the project's name. The metro is not: the nearest station, Krishnarajapura, is 3.8 km away in a straight line, so you would drive or take a feeder bus. The only medical facilities within 1 km in our data are small clinics, so ask where the nearest large hospital is. The Twin Lake City project page shows the locality on a map.
How does it compare with Assetz projects nearby?
Assetz's Mizu & Ki villaments off Hennur Road, also in the north east of the city, start from ₹2.85 Cr and have only 188 homes on about 8 acres. Twin Lake City is a different scale: 21 acres and about 1,200 apartments. Our guide to Assetz projects in North Bangalore places both on one list, with sizes and prices.
What to check while registration is pending
- Do not pay any token or booking amount.
- Ask when registration is expected, and for how many of the 1,200 homes in the first phase.
- Ask for the exact site pin and measure your commute at your usual hour.
- Check the approval: BDA is listed, and a lawyer should confirm the documents.
- Search rera.karnataka.gov.in by promoter name for a number.
Who might Twin Lake City suit?
On the indicative numbers, it is aimed at families who want larger three and four bedroom homes of 2,090 to 2,844 sq ft in the north east, close to lake parks, and who are comfortable in a large community of about 1,200 homes. Check how your daily travel would work, because the nearest metro station is 3.8 km away in a straight line.
It does not suit a buyer who needs a home soon. No possession date has been published, and a project that is not registered cannot have a binding one. Banks also generally lend against registered, approved projects, so ask your bank what it will require once a number is issued.
We will update this page the day a registration number is issued. Until then, the five checks to make on any Assetz project are the best place to start.
