Assetz new launches in 2026 fall into two groups. Three projects were registered with Karnataka RERA in May and June 2026 and can be booked now: Muse and Maison off Hosa Road, Miru and Miyo in Yelahanka, and the City of Palms plots near Devanahalli. Two more, Codename Twin Lake City at Kalkere and Codename Sublime at Hoskote, are listed but not yet registered. Until they are, no booking amount should be paid.
The registration month below is read from the date code inside each RERA number, which the Karnataka portal issues on the day of registration.

Also recent: Trees and Tandem off Sarjapur Road
Trees and Tandem is newer than most of the range, with 364 homes on 7 acres, all 3 BHK, about 90% open space and a clubhouse of 16,400 sq.ft. Assetz shows two RERA numbers for it, one from March 2025 and one from April 2026, which usually means a second phase; ask which phase a unit belongs to. Muse and Maison: a single tower off Hosa Road
Muse and Maison is a boutique project: one tower of 128 homes on about 2 acres, with a clubhouse of about 13,000 sq.ft. and 78% open space. Homes are 3 BHK corner and middle units of 1,930 and 1,877 sq.ft., with terrace balconies. It is a short drive from Mizumi Reserve and the Melodies of Life projects, which makes this stretch of Hosa Road one of the densest clusters of Assetz homes.
Miru and Miyo: only 3 BHK, in Yelahanka
Miru and Miyo has 350 homes on about 6 acres, only 3 BHK, with a clubhouse of about 23,000 sq.ft., a sunken central courtyard with an amphitheatre and about 77% open space. Possession is scheduled for 2031, so it suits buyers who can wait and prefer a construction linked payment plan. Read the Miru and Miyo price guide for layouts and room sizes.
City of Palms: plots near the airport
City of Palms is a plotted layout of about 35 acres near Devanahalli, off IVC Road, with 619 residential plots, a clubhouse of about 20,000 sq.ft. and plots from 1,199 to 1,798 sq.ft. Twin Lake City is a 21 acre development beside Kalkere lake with about 1,200 homes. Codename Sublime at Hoskote is larger, about 800 homes on 12 acres with 81% open space. "Codename" is the name Assetz uses before a project's brand is revealed. Neither is registered with RERA yet, which means neither can lawfully be sold. Anyone asking for a token or an "expression of interest" cheque is asking you to take a risk the law is designed to prevent. We will tell you the day each one registers.
What a new launch means for you
- Choice: the widest range of floors, facings and views is available at launch.
- Time: possession is usually four to five years away; check the completion date on the RERA registration.
- Payment: most of the price is paid in stages as the towers rise, which spreads the cost but means carrying rent or an existing loan meanwhile.
