Melodies of Life apartments floor plans and sizes
Both layouts are 3 BHK and differ by only 26 sq ft. The carpet figures are total carpet area, which Assetz defines as the RERA carpet area plus the balcony.

What the Melodies of Life apartments price includes
₹2.38 Cr is the developer's starting price. The final figure depends on the layout, the floor and the facing, and starting prices usually leave out car parking, clubhouse and infrastructure charges and GST. Stamp duty and registration add about 6.6% in Karnataka, roughly ₹16 lakh at the starting price.
Home loans above ₹75 lakh are capped at 75% of the property value. At ₹2.38 Cr that means about ₹60 lakh of your own money before stamp duty. Confirm the loan terms with your bank.
The clubhouses: what 38,000 sq ft buys
This is the reason to look at the project. Spread across 204 homes, 38,000 sq ft of clubhouse is about 186 sq ft for every home. At Muse and Maison it is about 100 sq ft per home, and at Miru and Miyo in Yelahanka about 66.
The amenity list includes a banquet hall with a prefunction hall, a party hall with a spill out area, a library with a cafe, a coworking space, a reception lounge, a gym, a yoga room, steam rooms and a sauna, a badminton court, a pool and billiards room, table tennis, foosball and a board games room. Outdoors there is a swimming pool with a deck, padel and pickleball courts, a multipurpose court, an amphitheatre, a party deck, a tree court, a pets' park, a kids' play area, a calisthenics play station and a park with seating for senior citizens.
Assetz also describes the Colonnade, a shaded, landscaped walkway linking the arrival area, the lobbies and the amenities. The developer has not said which facilities sit in which clubhouse, so ask for the clubhouse floor plans if a particular room matters to you.

Muse and Maison starts ₹27 lakh lower, and Ren and Rei ₹31 lakh lower and a year earlier. Mizumi Reserve in Kudlu costs more but adds 4 BHK homes and a much larger township. The Melodies of Life name is also used by a separate Assetz plotted project at the same village address, so make sure the brochure and cost sheet you receive are for the apartments.
Who it may not suit
- Buyers who will rarely use a clubhouse. You pay for 38,000 sq ft of it either way.
- Families who want a 4 BHK. Every home here is a 3 BHK.
- Anyone who needs to move in before 2030.
What to check before you book
- The RERA number on rera.karnataka.gov.in. The project site prints it without the slash after "RERA", so search for the form shown in our table above, and note the completion date filed.
- The RERA carpet area of your home, not only the figure with the balcony.
- The clubhouse charge and the estimated maintenance, since large clubhouses cost money to run.
- The full cost sheet, with every charge and the payment schedule listed.
