Assetz Codename Sublime, Hoskote: price, size and RERA status

Assetz Codename Sublime is a planned project at Hoskote, on the eastern edge of Bengaluru: about 800 three bedroom homes of 1,668 to 1,849 sq ft on 12 acres, listed from ₹1.84 Cr*. It is not yet registered with Karnataka RERA. That one fact matters more than any other on this page, because an unregistered project cannot lawfully be sold.

What is Assetz Codename Sublime?

"Codename" is the label Assetz uses for a project before its brand is revealed. Sublime is therefore a working title, and the final name may change. What the developer has indicated so far is below.

Is Codename Sublime RERA registered?

Not at the time of writing. Under the RERA Act, a developer must register a project before advertising or selling it. Until a registration number appears on rera.karnataka.gov.in, treat any request for a token, an "expression of interest" cheque or a booking amount as a risk you should decline. A registered project carries a completion date, approved plans and quarterly updates that you can check. This one has none yet. We will update this page when a number is issued.

Where is Hoskote, and what is nearby?

Hoskote is a town on the eastern edge of Bengaluru, in Bengaluru Rural district. Our map data, measured in a straight line from the locality point and not from the exact plot, lists these places nearby.

What to do while it is unregistered

• Do not pay any token or booking amount.
• Ask for the date by which registration is expected.
• Ask which phase the 800 homes belong to, and whether the 12 acres is the whole land.
• Check back on rera.karnataka.gov.in by promoter name.

Who might Codename Sublime suit?

On the indicative numbers, it is aimed at buyers who want three bedrooms of 1,668 to 1,849 sq ft at a lower entry price than most of the range, and who are comfortable with a location further out on the eastern edge. The 81% open space and 30+ amenities listed for 12 acres suggest a large community, with about 800 homes, which means a bigger clubhouse budget and more neighbours than a small project.

It does not suit anyone who needs a home soon. No possession date has been published, and a project that is not yet registered cannot have a binding one. It also does not yet suit anyone who wants a loan, since banks generally lend against registered, approved projects. Ask your bank what documents it will need once a number is issued.

How should you read the price?

The ₹1.84 Cr* figure is a listing figure and not a quotation. It excludes stamp duty and registration, which add roughly 6.6% in Karnataka, about ₹12.1 lakh on that figure, and it will change once a unit wise sheet exists. Parking, clubhouse and infrastructure charges, and GST on an under construction home will all sit on top. Compare only unit wise totals once they are published.
